We typically charge for our services either based on our hourly rate or the agreed fixed or capped fees after we can speak with you to understand the requirements of your matter. Most of the matters we deal with are complex and it is hard to estimate the total fees and expenses fees involved until we have as much as possible information about all aspects of the matter.

However, in accordance with the Solicitors Regulation Authority (SRA) guidance on price transparency, we have published our prices and service information about the expected fees and disbursements where it is possible to give an upfront estimate without knowing all the details of the matter.

The legal services that fall thin the scope of the Transparency Rules are (the areas of practice are highlighted in bold) :

  • Residential Conveyancing (Freehold sale or purchase, leasehold sale or purchase, mortgages and remortgages)
  • Probate (uncontested cases with all assets in the UK)
  • Motoring offences (summary only offences)
  • Employment tribunals (claims for unfair or wrongful dismissal)
  • Immigration (excluding asylum applications)

Residential Conveyancing

Our fees quoted below cover all steps, which are ordinarily required to complete a purchase, a sale, a mortgage or a re-mortgage of a residential property, including advising you on any mortgage funding, dealing with registration at the Land Registry and dealing with payment of Stamp Duty Land Tax or Land Transaction Tax as applicable.

A minimum legal fee of £1,500 + VAT applies to all purchase, sale, mortgage and re-mortgage transactions if a percentage-based calculation quoted below would result in a lower figure.

The purchase, sale, mortgage and re-mortgage transactions will also involve disbursement payable to third parties, including costs of carrying out the searches, Land Registry registration fees and management agent’s fees which are typically incurred in transactions involving leasehold properties. The exact values of disbursements will vary with each transaction, but we provide below our general estimates of disbursements to be expected in each kind of residential property transaction.

Purchase transactions are also likely to incur Stamp Duty Land Tax or Land Transaction Tax. We will advise you of the amount of such tax payable as soon as reasonably practicable once we commence the work on your matter. Other than work related to calculation and payment of Stamp Duty Land Tax or Land Transaction Tax our fees quoted below do not include any other tax advice. If you require advice about other tax aspects of your property transaction, we will quote for it separately or refer you to a specialist tax consultant.

Legal fees and disbursements in a purchase of a residential property

Legal Fees

Purchase Price of up to £1 million: 0.5% of the purchase price + VAT

New Build Supplement (if applicable): £1,000 + VAT

Mortgage Supplement (if applicable): £500 + VAT

Purchase Price above £1 million: The fees will be charged on the basis of hourly rates and list the rates as follows:

Director – £400 + VAT
Associate – £250 + VAT
Trainee/Paralegal – £150 + VAT

Disbursements

HM Land Registry Fees: usually £20 – £910 depending on the purchase price of the property 

Search Fees: usually £350 – £500 + VAT depending on the location of the property

Funds Transfer Fees: usually £20 to £100 + VAT depending on the amounts of funds to be transferred

Management Agent’s Fees (if applicable): usually £250 – £1,000 + VAT depending on the management agent’s requirements

Stamp Duty Land Tax or Land Transaction Tax: to be calculated based on the price of the property and other information provided by you

Legal Fees

Sale Price of up to £1 million: 0.4% of the purchase price + VAT

Sale Price above £1 million: The fees will be charged on the basis of hourly rates and list the rates as follows:

Director – £400 + VAT

Trainee/Paralegal – £150 + VAT

Disbursements

HM Land Registry Fee: usually £3 – £15 depending on documents need from the Land Registry

Planning and building regulation copy documentation: usually £10 – £100 depending on each local authority and documents required

Funds Transfer Fees: usually £20 – £100 + VAT depending on the amount of funds to be transferred

Management Agent’s Fees (if applicable): usually £500 – £2,000 + VAT depending on the management agent’s requirements

Mortgage value of up to £1 million: 0.4% of the mortgage value

Mortgage value above £1 million: The fees will be charged on the basis of hourly rates and list the rates as follows:

Director – £400 + VAT
Associate – £250 + VAT
Trainee/Paralegal – £150 + VAT

Disbursements

Search Fees: usually £350 – £500 + VAT depending on the location of the property and the lender’s requirements

Immigration

Our legal service fees for immigration applications vary based on factors like your location, immigration history, documentation availability, and the amount of evidence we need to review. It’s important to consider Home Office processing times, interview possibilities, and potential review by senior Caseworkers, as UK immigration laws are complex and frequently updated.

Our fees exclude VAT at 20%, a tax applicable to most services in the UK.

Our services for visa applications include detailed consultations, eligibility assessments, application documentation, a comprehensive checklist for required supporting documents, review of your documents with advice on additional evidence, submission of your application with a covering letter, coordination of Home Office appointments, and liaison with the Home Office as needed. The time needed for document review can vary based on several factors, including the need for translations or obtaining missing documents.

While our appeal services are not covered in the initial fees, we can provide separate estimates for them. We ensure all visa applications meet Home Office guidelines for documentation, assisting in obtaining necessary documents like bank letters or medical records.

We typically offer fixed fee arrangements for visa applications, ensuring no additional charges for extended work unless your circumstances or instructions change significantly.

The fees provided above are estimates and provided for guidance only. Our fees cover all the work carried out in connection with your application, including all phone calls, meetings, emails etc. VAT at 20% will be charged in addition to our fee where applicable.

We normally charge a fixed fee for our work but if we charge at an hourly rate, that rate will depend on the seniority of the advisor. Home Office/British Embassy application fees are correct to the best of our knowledge but are not guaranteed to be correct.

Any Home Office and official fees will vary depending on the type of application you are making.

Counsel fees

Counsel’s fees may be incurred for additional advice on complex issues or for representation at the Tribunal hearings. The hourly rate for Counsel will vary depending on experience, but would usually range from £250-£450 per hour. Counsel fees may also incur VAT at 20%.
